July 2023-June 2024 Period Dues Amounts Have Changed

July 2023-June 2024 Period Dues Amounts Have Changed

Dear Partner;

At the Ordinary General Assembly Meeting held on June 14, 2023, the shop dues for the July 2023/June 2024 period have been changed at the request of our partners. The square meter dues will be calculated as 2 (two) TL + VAT. When calculating your monthly dues, the total square meter of your shop as recorded in the title deed will be multiplied by 2 (two) TL, and VAT will be added to the resulting monthly dues, and an invoice will be generated.

– The dues of our partners whose shops are empty or who use them themselves will be invoiced to them.

– Pursuant to a decision made by the General Assembly, the dues of our partners whose workplaces are rented will now be billed to the tenant. The lease agreement must specify that the dues will be paid by the tenant; if not, a written commitment must be drawn up between the tenant and the landlord. This practice is only possible if the landlord has no past-due debts to our cooperative and submits a petition with the following attached:

– Lease contract,
– If the lease contract does not specify that the dues will be paid by the tenant, a commitment letter,
– Tax certificate of the tenant,
– A photocopy of the tenant’s ID card,
– It will be done if the tenant presents his/her residence document.

Maintenance fees will be invoiced to the tenant starting from the month following the month in which your application is received.

*Partners who are out of town or unable to bring their documents can send their documents via e-mail. (muhasebe@aymakoop.com.tr)

– The dues of our partners who do not make any requests will be invoiced to them.

According to the Condominium Ownership Law, the property owner is primarily responsible for the payment of dues. The owner's liability for dues begins the day they receive the title deed and continues until the day they transfer the title deed. Even if the owner rents out their shop, they cannot escape this liability. The owner is responsible for any dues the tenant fails to pay. Therefore, it is in the owner's best interest to monitor the payment status of the dues.

Ekte Temmuz ayı aidatlarınızı gösteren tablodan sahibi olduğunuz dükkan veya dükkanların aylık aidat bedellerini görebilirsiniz. Temmuz ayından itibaren 12 ay boyunca metrekare başına 2 TL + KDV olarak tahsil edilecektir. Temmuz ayında KDV %18 Ağustos ayından itibaren KDV %20 hesaplanmıştır.
