Our General Assembly Meeting

The Ordinary General Assembly Meeting of our SS Aymakoop Shoe and Subsidiary Industry Business Cooperative for 2019 and 2020 was held on July 13, 2021, at the Aymakoop New Trade Center Terrace Floor Conference Hall.

Murat Göl: Welcome to our 2019-2020 Ordinary General Assembly. To save you time, I'll summarize the activity report by headings. As you know, in 2019-2020, we experienced the COVID-19 pandemic. We posted informational notices about the COVID-19 pandemic, including information about the complex doors, elevators, and every part of our cooperative, and we disinfected the entire complex. We built the Trade Center we're currently in. We opened it about two years ago. Except for this floor, all parts of our center are complete. We also quickly began leasing. Currently, we have only 10 shops left on the upper floor that aren't rented. By the time we lease them, the space will be fully occupied. When we lease our spaces, we strive to create a dedicated trade center and attract tenants who add value to our complex. Showrooms have begun opening in Laleli, Beyazıt, Merter, and even Izmir. We've also begun attracting buyers from abroad.

 

Buyers from all nations started entering our stores

 

As you may have noticed on our website, buyers from all nations have begun entering and exiting the shops. Our desire to make Aymakoop the center of Türkiye is slowly coming true. Thankfully, both our property values and shop values have begun to increase. Currently, we generate approximately 3,300,000 lira in rental income. We generated approximately 3,300,000 lira in rental income from what was originally a brand-new plot of land. When our 10 vacant shops are filled, we will generate another 850,000 lira in rental income. In total, we will have reached 4,152,000 lira in rental income. Our total rental income is 4,700,000 lira, and we have now doubled our rental income, thankfully. Let me put it this way, we cost this place 45 million lira. If we were to build it now, considering the construction costs, it would cost 110 million lira. Its value is over 200 million lira. Our cooperative has achieved this value.

 

We renovated the multi-storey car park ourselves and saved 200 thousand TL.

 

Because the exterior of our multi-story parking garage looked very bad, the municipality rightfully asked us to paint it. We didn't notice much from looking at other work, but then we realized it really did look bad. We discussed getting bids for these and advertising on the wall. We couldn't find anyone to advertise. Then we got bids for painting. We were given bids between 250,000 and 300,000 lira. Then we decided, "Can't we just sleep here ourselves? We have staff. Paint is already sold at hardware stores. We did the painting ourselves, costing 53,000 lira. So, what are we paying attention to here? The cost here is ours alone; we saved 200,000 lira. After the zoning amnesty was passed, we obtained zoning permits for the unzoned areas on our site. We had the rough construction completed, and the finishing touches completed by the cooperative itself… Again, without the cooperative's pocket money… We did this on the condition that it would be counted towards our future rent. Hopefully, we'll be earning rental income from there in three years. 

We have successful security

As you know, we have excellent security. I'd like to thank our security team, especially Mr. Sedat. Vehicle doors are checked twice a day, as are shop doors. They even leave keys on the shop doors. Interestingly, there's a bag in the shop, the door is open, and the bag is filled with cash. You can see wads of cash inside. The bag is left as if to say, "Come and get me," to the thief. Thankfully, they find them and return them to their owners. 

 

Our elevators need to be renewed

 

As you know, the Blue Label procedures for elevators are constantly changing. We had to make some changes to earn the Blue Label again, but our elevators are still asking for a new one. Because we prioritize our other investments, we've brought our elevators up to date with minor repairs and replacements, but after that, the doors and hinges stopped working. The hinges are constantly being welded. One block receives three requests because we're out of elevators. Ultimately, we got elevator prices to figure out what the price would be. The replacement cost for elevators is 150,000 lira per unit. So, when you multiply this figure per elevator, it comes out to around 9 million lira. Of course, I'm a mechanical engineer. I held a meeting with elevator engineers about this. I said, "We can't handle this this way. We can't impose this on our members either. We need to do this in a planned manner." Let's start with the most important issues: the elevator ropes and pulleys—the parts that carry us—are over 10 years old. We need to replace them first, because their lifespan is reaching the end of their lifespan. It has lubrication systems. So, we'll start there, without replacing the frames. The doors are a bit out of adjustment right now. We need to replace them. Meanwhile, the electronic systems, cables, and buttons will be replaced. We've reduced the cost to approximately 1.8 million lira. I plan to do this as follows: we'll first replace the ropes and pulleys, spread them out according to our payment plan, and then move on to the doors. Your budget will come out to around 1.8 million lira, but we'll keep the 9 million lira from our coffers. We'll try to finish this job for less than about a quarter of that price, God willing. The easiest way is to call the elevator drivers and get a quote. You might say, "Let's collect this money, calculate the per capita cost, and do it." But I'm clearly explaining how we do it so you don't have any questions about what the administration is doing here. How are they protecting our rights? There are also exposed parts of the elevator towers on the roofs that have begun to rot. They cost around 18,000 lira. We'll do them gradually, if we have the chance.

 

If we use the parking lots, our streets will be easier during the day.

 

Apart from that, as you know, we've completely cleared out our parking lot. We've made it fully operational and open to our members. But you see, there are cars in front of the shops too. We're receiving complaints, cars are double-decker, side by side. It's all on us. If we use the parking lots, our streets will be a little clearer during the day. 

Our website is currently operational. We've also commissioned a new one. We're also starting to advertise abroad. We've also launched a channel called Aymakoop TV. We'll host events featuring industry leaders and provide educational content. We've also begun broadcasting these programs. By expanding these, we'll ensure Aymakoop becomes more widely known worldwide. I thank you all for a successful general assembly. I wish you all healthy, disease-free days. 

 

The audit committee report and balance sheet, income and expense accounts, were read, opened for discussion, and then put to a vote. The 2019 and 2020 reports were voted on separately by the members, and the reports received unanimous approval from the general assembly. Attendance fees for the board of directors and the audit committee were increased by 15 percent. It was decided that future general assemblies would be held as combined general assemblies in the event of a pandemic, combining two or three accounting periods. The board explained that they had added an item to the agenda to prevent the loss of rights related to water subscriptions.

Murat Göl was elected as the İkitelli Organized Industry Representative and Nusret Yalçın as the substitute representative. 

At the end of the general assembly, Murat Göl presented a plaque to Mehmet Kiraz, who had done many useful work on the board of directors, which had undergone both a job change and a change of location.
